Living in mainland Portugal

Mainland Portugal offers Lisbon and Porto, favourable weather, sea access, and a mature expat ecosystem. Living in Portugal often means prioritising lifestyle over low CIT—while reading personal tax (e.g. IFICI) apart from the LDA company.

When to skip

Cost of living and cities

Lisbon and Porto saw rents and tourist pressure rise: the cheap-Portugal story of the 2010s is dated in city centres. Ranking codes mid/high cost by city, with sea and favourable climate. Braga, Coimbra or the Algarve change the budget—at the cost of less tech density.

A car helps outside centres; trains and metro help in Lisbon/Porto. Budget top-up health insurance if you want short waits outside the SNS.

Also compare property cost with your horizon: buying in Lisbon for “NHR arbitrage” without a current IFICI/income-tax model is a classic disappointment. Ranking RE bands (when available) complement rent gut feel.

Personal tax and residence

Personal tax (income tax, expat regimes such as IFICI / NHR successors) is the real “live in Portugal” topic—separate from 15/20% corporate tax. A non-resident who keeps their life centre elsewhere does not automatically capture an expat regime.

Inheritance and property follow local rules that need modelling. Do not recycle old NHR myths—verify current eligibility. Ranking labels orient; an accountant/tax adviser decides.

Checklist: tax ID, social security, income-tax calendar, and any expat-regime eligibility—before buying or schooling. The LDA can wait; tax residence cannot.

Family, school and healthcare

International schools in Lisbon/Porto: expensive, waitlists. Public and semi-private need local anchoring. Homeschool is regulated: registration and framework, not improvisation.

Healthcare: SNS + private. The infra axis places Portugal above lean Caucasus/LatAm options for many EU families, below UAE premium on pure international-school depth.

Visa, pace and daily life

EU citizens: administratively smooth to settle, but housing and tax/social IDs take time. Non-EU: visas (D7, etc.) with income proof—an LDA is not a residence permit.

Pace is Atlantic, social, sometimes slow on admin. Portuguese helps outside expat bubbles; English is common in Lisbon tech.

Common field signal: many still arrive with broad “NHR” expectations. IFICI is narrower (qualifying activity/entity). Check eligibility before a Lisbon school lease.

Choose Portugal for climate, sea and EU ecosystem—not to beat Estonia or UAE on CIT. Cross personal regimes, property cost and the Portugal Business page.

Common mistakes: mixing up company and residence; under-budgeting school/insurance; ignoring home-country CFC; treating Ranking scores as a ruling. Fix those four before any move.

FAQ

Does NHR still exist for a newcomer?

The legacy regime was replaced by narrower frameworks. Check IFICI / current rules—do not plan from old blog posts.

Is Lisbon still affordable?

The centre and hot districts mostly are not. Budget stays below Dubai, above Tbilisi.

Homeschool in Portugal?

Regulated in our grid. Plan a legal framework, not an improvised grey zone.

Do you need an LDA to live in Portugal?

No. Life and company are separate. Many live in Portugal with a company elsewhere—or the reverse—depending on CFC and activity.
