Property + company: when holding changes everything

Real estate and company law evolve on different clocks. You can buy a flat in Lisbon, hold it through a Maltese company, pay yourself from a UAE free-zone service company, and remain tax resident in a fourth country — each layer with its own registry, tax treaty, and bank KYC. Property + company is where stacks break: corporate capital-gains rules erase personal exemptions, CFC attributes rental income, banks refuse property-owning shells, and substance rules treat rent as passive.
